A HOME REMODEL FROM the INSIDE OUT

This 2 bedroom, 1 bath home in South San Francisco was a remodel from the inside out. The owner bought the home knowing it needed some work, but loved the spaciousness of the home and the deck with a view of the bay. It had the outdoor space she was looking for during the pandemic. Our client has a full work and travel schedule, and so she contacted us to handle the project. She wanted to remodel the home so she could rent the property. Our client values design’s role in upgrading a property to increase its’ value, and to create an inviting, functional home for herself and for her renters.

Sometimes remodel work starts on the inside. There were signs of water damage in multiple areas of the home, from the skylight to the interior and exterior walls. We knew who to call and managed the replacement and repair dry rot, water leaks, and bathroom plumbing issues. The home is now water-tight. The roof was repaired, and a new boiler installed. A new backyard fence was installed to replace the old fence that was improperly built, and the backyard was tidied up.

The biggest visible improvements were the exterior, new deck, and bathroom remodel.

  • The exterior was power washed, and we designed a new paint scheme that was modern and keeping to our client’s mid-century aesthetic which would be attractive to renters. Mindful of the budget, we used paint techniques to minimize details. To increase curb appeal, we replaced the chain link fence with a modern planter, and removed grills from the window. We poured new cement for the walkway, and built a modern fence that lines the pathway to the home. We also installed modern home numbers to complete the new modern aesthetic. What a difference the changes made!

  • The deck right off the kitchen has a wonderful southeast view of the San Francisco Bay, and is one of house’s best features. We replaced the worn, rickety deck with a sturdy, modern deck made of composite material and a contemporary fence. It is a great place to have coffee in the morning or a drink in the evening.

  • The original bathroom felt small, cramp, and had plumbing issues. To make the bathroom feel larger, we designed a new layout, installed some beautiful, neutral tile, and installed a new lighting scheme.

    Since it is the only bathroom in the home, we thoughtfully designed storage that would accommodate the toiletries of at least 2 people. There are two extra large medicine cabinets, long niches, and multiple towel bars and hooks.

    The square footage stayed the same, but the bathroom now feels larger, brighter, and has more storage that before the bathroom remodel.
