PROJECT MANAGEMENT
Identify, qualify, and provide recommendations of services of contractors
Develop and manage project calendar with contractor and designer. Weekly meeting with contractor and designer to discuss progress report and schedule, and troubleshoot any delays.
Financial Analysis; develop and manage project budget and payment schedule with contractor and suppliers
Negotiate with contractor and suppliers regarding budget costs
Manage purchasing schedule, pick-up, delivery, and storage of materials and supplies
Supervise installation of materials, furniture, fixtures with contractors
Primary point person. All information flows to and from the Project Manager. The Project Manager is the liaison between client, designer, and contractor, and is the sole point person the contractor takes direction from.
Immediate problem solving/troubleshooting. Weekly onsite visits, phone calls, coordination, answering questions and making decisions throughout the renovation, and making sure contractor follows designer’s specifications and drawings. Oftentimes contractors have a question of problem during the day, and an instant answer from the project manager saves a lot time and avoids delay, which in the end, saves on costs.
